Most letting agents have never converted a property, never filed a licensing application, never sat up late sorting a problem that a cheaper job created six months earlier. The three of us have. We build HMOs first and manage them second, and that order is the whole point. When the person running your property also develops their own, they understand the asset, the numbers and the pressure, because they carry the same ones every day.
Based exists because we were self-managing our own HMOs and could not find anyone who ran things the way we would. So we built it ourselves. The systems we put to work on your portfolio are the same ones we trust with our own money.

Property does not stop throwing problems at you. Contractors go quiet, certificates come up for renewal, tenants need answers today. We chase things down and close them out once, rather than letting them drift into bigger ones. Nothing sits half finished.
Systems
Good management is not about working harder, it is about working to a system that does not forget. Compliance, inspections, rent and maintenance are tracked, scheduled and renewed before anything can slip. You get full visibility without having to chase us for it.
Connection
Tenants stay when they feel looked after. Landlords stay when they feel informed. We keep both sides talking, deal with the day to day ourselves, and only come to you when something genuinely needs your call.

Luke Ashton
Co-Founder
Luke is a serial entrepreneur who has built and run companies across tech and media. He brings that operator's instinct to property: spot what is broken, build the system that fixes it, then make it run without drama. An HMO developer and self-manager himself, he started Based to give landlords the kind of hands-off, no-surprises management he wanted for his own portfolio.
Tom Myers
Co-Founder
Tom spent years inside US technology companies leading customer service and trust and safety, where getting people the right answer quickly is the whole job. He develops HMOs alongside the team and holds Based to that same standard: clear communication, fast resolutions, and problems handled before they grow.
Robert Stone
Co-Founder
Rob is a chartered engineer who has spent his career making complex builds work on time and to spec. He develops and manages his own HMOs, and that engineering eye runs through everything Based does, from how a conversion is designed to how compliance is tracked. If something needs to be sound, safe and built to last, Rob makes sure it is.
