General

A.

No, and this is the thing we care about most. Between us we spent years watching our own agents invent charges: a key handover fee, a fee to set up a tenant WhatsApp group, a contract adjustment fee. Luke started calling them what they are, bullshit fees, and getting rid of them became the rule we built Based on.

Your management fee is one clear percentage, agreed up front, and it covers the work. We keep on-top costs to the absolute minimum. Where there is a genuine third-party cost, like a council licence or a gas certificate, we tell you exactly what it is and pass it on at cost with no markup. Nothing lands on your statement that you did not already know about.

Yes. All three founders are HMO developers and landlords first, and agents second. We build, own and manage our own portfolio, so we run yours the way we run ours. It is the reason we understand the pressures you are under, because we carry the same ones every day.

Our head office is in Stafford, and we manage HMOs and rental property across Staffordshire and into Cheshire. Our main areas are Stafford, Stoke-on-Trent, Cannock, Crewe and Warrington, along with the towns around them. If your property is a little further out, get in touch anyway and we will tell you honestly whether we are the right fit.

Landlords

A.

Everything needed to run the property properly, built into one price from day one:

  • Tenant find, referencing and right-to-rent checks

  • Rent collection and arrears handling

  • Maintenance and trusted contractor coordination

  • Routine inspections and reporting

  • Licensing, certificates and compliance, tracked as a system

You get full visibility throughout, and we only come to you when something genuinely needs your decision.

A.

Twelve percent of the rent, all in. We do not do tiers, we do not do partial management, and we do not stack placement fees, renewal fees or contractor markups on top. For that one fee you get the complete HMO management service, with everything included.

It is deliberately the opposite of the ‘from 8.9%’ small print you see elsewhere, where the real cost only shows up once the add-ons are totted up. We are not the kind of agent that quotes you nine percent on paper and then charges you every time they reply to a WhatsApp message. Twelve percent, everything in, is the whole deal.

Management is HMO only, and single lets are considered case by case for portfolio landlords and existing clients. Want to talk it through? Get in touch.

Not for you. Most management contracts ask for notice in writing, often around three months, so the first step is to check what yours says. After that, we handle the handover: collecting keys, documents, certificates and deposit details from your current agent, and letting your tenants know their tenancy is unaffected.

Switching agents does not change your tenants' agreement or their rights, and it can be done mid-tenancy. We make the move as boring as possible, which is exactly what you want.

HMO Licensing & Compliance

A.

If five or more people from two or more households share a property, you almost certainly need a mandatory HMO licence. Many councils also run additional licensing that catches smaller HMOs, often from three tenants, so it is worth checking locally.

It depends on the size and layout, but most HMOs need interlinked smoke and heat alarms, fire doors on habitable rooms that open onto escape routes, clear escape routes, and a fire risk assessment. Alarms are tested regularly and inspected by a competent engineer, usually every six months.

We treat compliance as an ongoing system, not a once-a-year scramble. Licensing, gas safety, electrical inspections (EICR), fire alarms, emergency lighting, PAT testing and property inspections are all scheduled, tracked and renewed before they expire. You get visibility on all of it without having to chase us.

HMO Management

A.

Yes. Whether you have been self-managing or moving on from another agent, we can take over an HMO that is already up and running. We start by getting on site to understand the property and its current position, flag anything that needs attention, then run it to our standard from there. See our HMO management service for more.

HMO Investment Support

A.

Yes. Our SDBL service covers the whole journey: Source, Design, Build, Let. We find the right property, design a compliant and commercially sensible layout, project manage the build, then move it straight into management. Tenants

A.

In most of our HMO rooms, yes. Rent is usually all-inclusive, covering things like gas, electricity, water and broadband, so you have one simple monthly payment and no surprises. It can vary by property, so the room advert and your tenancy agreement will always spell out exactly what is included.

A.

For most tenancies the deposit is capped at five weeks' rent. Whatever you pay is protected in a government-approved deposit scheme, and you will get the details in writing within 30 days, as the law requires.
