There is a lazy political reflex that treats every HMO as a blight on a neighbourhood. It is wrong, and it is holding back exactly the kind of housing this country is short of. A well-built, well-managed HMO is not something to be zoned out of existence. It is quality, affordable accommodation for people who need somewhere decent to live.
What a good HMO actually is
Done properly, an HMO is not a slum with a few extra doors. We take properties back to brick, put in all-new services, en-suites and finished communal space, and manage them to a standard we would be happy to live in ourselves. The people who live in them are key workers, professionals and people between homes who want somewhere clean, safe and affordable. That is a social good, not a nuisance.
We rescue homes that would otherwise rot
The properties we take on are often the ones nobody else will touch: probate sales, long-empty houses, homes that have fallen well below a livable standard. In a lot of Staffordshire and Cheshire, family-home values are simply too low to justify the cost of bringing these back as a single dwelling. Left alone, they keep rotting. As a properly built HMO, the numbers finally work, the building is saved, and it goes back into use as housing that people genuinely need.
Getting good schemes through planning
The planning system does not always make this easy, and a fair bit of the opposition is reflex rather than evidence. We have the experience to design HMO schemes that are compliant and commercially deliverable, and to see them through when the route is not straightforward. Knowing how to do that, properly and within the rules, is a large part of what we bring.
