No bullshit fees

Luke calls them bullshit fees for a reason. One clear management percentage, agreed up front, with every responsibility built into the price from day one. We are not in the business of charging you 9% on paper and then billing you to reply to a message on WhatsApp.

HMO management

12% flat

A flat 12% of the rent we collect. No tiers. No partial management. Everything below is included in that one percentage, not sold back to you as extras.

What the 12% includes

  • Rent collection and arrears handling
  • Routine inspections and reporting
  • Repairs and maintenance coordination
  • HMO compliance and fire-safety management
  • Licensing support and renewals
  • Day-to-day tenant communication
  • Deposit handling and end-of-tenancy work

The only two extras, and why

We would rather be honest than pretend nothing ever costs extra. There are two charges on top of the management fee, both for genuine additional work, both agreed with you before we do anything.

Tenant onboarding fee

A one-off fee when we set up a new tenancy: marketing, referencing, right-to-rent checks, the agreement and getting a tenant moved in properly. Real work, done once, priced clearly.

Hourly rate for out-of-scope jobs

For things that are not part of managing your property, like mounting a TV on the wall or sorting out the Wi-Fi. If it is outside management, we tell you the rate and you decide. If it is management, it is already covered.

The fees we will never charge you

These are all real charges that landlords get hit with elsewhere. None of them buy you anything. We do not charge a single one.

  • A fee to hand over the keys
  • A fee to set up a tenant messaging or WhatsApp group
  • A fee to make a small change to a contract
  • £50 plus VAT to email a tenant that their fixed term is ending
  • “Admin” or “processing” fees for things that are just management
  • A markup on contractor or third-party invoices

Genuine third-party costs, like HMO licences, gas and electrical certificates and inspections, are passed straight through to you at cost. We never take a markup on someone else's invoice.

How much do you charge to manage an HMO?

A flat 12% of the rent we collect. No tiers, no partial management, and no separate charges for the things that are simply part of managing your property. Everything in our management service is built into that one percentage from day one.

Do you charge any fees on top of the management percentage?

Only two, and both are for genuine additional work agreed with you up front: a tenant onboarding fee when we set up a new tenancy, and an hourly rate for out-of-scope jobs that are not part of management, such as mounting a TV or sorting out the Wi-Fi. That is the opposite of inventing admin charges for things that should already be included.

What are the fees you will never charge me?

The made-up ones. We do not charge a key handover fee, a fee to set up a tenant messaging group, a fee to make a small change to a contract, or a charge to send a tenant an email letting them know their fixed term is ending. If it is part of managing your property, it is already in the price.

How are third-party costs like licences and certificates handled?

At cost, with no markup. Genuine third-party costs such as HMO licences, gas and electrical certificates and inspections are passed straight through to you at what they actually cost. We do not take a margin on other people's invoices.

Do you manage single lets, not just HMOs?

Our management service is built around HMOs. We do consider single lets on a case-by-case basis, usually for portfolio landlords and existing clients. Get in touch and we will tell you honestly whether we are the right fit.
